The Buncher Company (TBC) is a Pittsburgh based real estate investment firm with a regional scope that develops, acquires, and manages stabilized, and value add commercial and residential properties. TBC currently has nearly 8-million square feet in assets under management and is rapidly growing its portfolio.
Position Summary The
Asset Manager will be responsible for overseeing the performance of a portfolio of real estate assets, developing and executing strategic plans to maximize value, and ensuring all properties meet financial and operational objectives. This role requires a blend of financial acumen, strategic thinking, and hands-on property-level oversight. The ideal candidate will be a proactive problem-solver with a deep understanding of the real estate lifecycle, from acquisition to disposition. This role will report to the Vice President of Asset Management.
Strategic Asset Management
- Develop and implement comprehensive asset-level strategies, including hold/sell analyses, capital plans, and market positioning.
- Collaborate with executive leadership to develop business plans, objectives, and investment strategies for the portfolio.
- Lead the preparation of annual business plans for each asset.
- Conduct financial modeling, valuation analyses, and performance monitoring for existing assets to forecast and optimize asset returns.
- Identify and assess strategic opportunities for value creation, such as redevelopment, repositioning, change of use and decreasing expenses.
- Analyze market trends, competitive landscapes, and economic conditions to inform strategic decisions.
- Leverage technology to increase revenue or decrease expenses at the property level, collaborating with the IT team to identify, evaluate and implement.
Property-Level Asset Management - Work closely with the property management team to ensure efficient day-to-day operations and maximize profitability.
- Monitor property performance against budget and business plan goals, identifying and addressing variances to optimize returns.
- Collaborate with property management to establish revenue, expenses, NOI, capital expenditure budgets, and the subsequent rent lift aligned with the overall business plan.
- Supervise the planning, budgeting, and control of capital expenditures and unit renovation programs to ensure they are consistent with the business plan.
- Contribute to leasing strategies to ensure they align with the asset's proforma.
- Conduct property inspections to assess condition, identify risks, and ensure adherence to company standards.
- Compare properties to competitors to evaluate market position and develop, recommend, and implement value-add action plans.
- Review the insurance renewal processes and explore cost-saving insurance alternatives.
Financial and Performance Reporting - Review budgets, forecasts, and monthly performance reports.
- Monitor all financial performance elements by analyzing financial statements and making necessary operating adjustments.
- Prepare cash flow forecasts.
- Proactively analyze economic trends for each specific asset and its specific market to inform investment strategies.
- Collaborate with internal teams, including acquisitions, property operations, design and construction, portfolio managers, and accounting, implementing a process-driven approach to execute asset business plans.
Risk Mitigation, Continuous Improvement and Stakeholder Management - Identify and mitigate potential risks associated with each asset, including operational, financial, and market risks.
- Coordinate with legal, risk management, and other internal teams to resolve issues and ensure portfolio health.
- Drive continuous improvement by evaluating and enhancing processes, policies, and procedures related to asset management.
- Oversee the execution of dispositions and other strategic transactions, preparing recommendations for leadership review.
- Stay informed of industry best practices, emerging technologies, and market trends to identify opportunities for innovation.
- Lead special projects and initiatives aimed at enhancing portfolio performance, operational efficiency, and overall asset value.
- Provide exceptional internal customer service, building and maintaining strong, collaborative relationships with all stakeholders.
- Proactively demonstrate the value of the Asset Management team's services by translating complex data and strategies into clear, actionable insights for key stakeholders.
Qualifications - Bachelor’s degree in business, finance, real estate, or a related field.
- A minimum of 5-7 years of progressive experience in real estate asset management, investment, or related field.
- Proven track record of managing a portfolio of commercial and/or industrial properties.
- Strong analytical skills with the ability to conduct financial modeling and valuation analyses.
- Exceptional interpersonal skills and the ability to translate complex financial data into clear, concise, and compelling communication for diverse audiences.
- Excellent communication and presentation skills.
- Experience with CAPEX management and cash flow optimization.
- Successful team mentorship and performance oversight experience.
- Ability to work independently and collaboratively in a fast-paced environment.
- Strong multi-tasking, time management and decision-making skills.
- Ability to set personal and project priorities and demonstrate strong organizational skills in day-to-day and long-term planning and execution.
- Strong commitment to customer service and a service-oriented mindset.
- Ability to travel and visit properties periodically.
- Proficiency in Microsoft Excel, and real estate software (PowerBI, Argus, Yardi, MRI, etc.)
